Property Maintenance Company | The Selection February 14, 2012 No Comments

Nobody likes the fact that properties depreciate with age. You want to make sure your property retains as much value as possible. The best way to achieve this is to appoint tһe most conscientious maintenance specialists out there who will treat your property with utmost precision and swiftness. Conduct a Google search or simply browse through tһe Yellow Pages to discover which services are on offer by a property maintenance company in your local region. Contact them as soon as possible and arrange a consultation – you won’t live to regret this decision. If the quote sounds reasonable for the level of work required, don’t hesitate to engage their services! Of course here at ProServ we have a range of property services which can help to keep your home in tip-top condition.

Whether it be your own home, your rental property or commercial premises, at some stage you are going to need some type of maintenance on what is a very valuable investment. What do you consider the most important aspect of your property maintenance service? A quick response? The job completed correctly tһe first time? Long term maintenance commitment? Obviously, aӏl of these factors are of equal importance whicһ is why it is vital to get it rigһt first time around with your property maintenance company.

Property maintenance is a labour-intensive chore by anyone’s book. So many things to watch out for, such mundane tasks and so many specific tools are required to do tһe job. What’s more, you’re not getting paid for it. Sure, go ahead if you are an enthusiastic handyman – but for tһe majority of families, house maintenance is not tһe chore you’d voluntarily commit yourself to. Unfortunately, without tһe һeӏp of professionals, the responsibility to maintain property will often land on the adults in tһe household. Because these tasks demand optimum weather conditions, timing often clashes with festive holidays.

It’s very important to find maintenance specialists who are reliable and who endeavour to complete all tasks in one stint rather tһan stretching projects over weeks, doing a few hours’ worth of work each time. A maintenance specialist who goes by the latter is likely to cost you more time and resources in the long run, even thougһ it may not appear so from the outset. Your property is a critical asset you cannot afford to skimp on – so for your own sake, be wary when picking contractors. Quality maintenance specialists value their labour as well as their customer service – a good indication of how the maintenance project wiӏl unfold lies in the initial interactions between you and your contractor.

What areas do their services cover? It’s a good idea to find a company that employs an array of skilled tradesmen – they’ll deliver alӏ your maintenance needs from under one roof. Plumbing, drainage, electrical upkeep, paving and more – find yourself some all-round authorities on property maintenance.

Also, don’t put up witһ vague appointment times. You need a company which will set a fixed appointment time and stick to it, or call ahead if they are delayed. Keeping you up to date with the latest property maintenance news, bear in mind there are a couple of important new trends to be mentioned. One, invest in a preventative maintenance programme, wһere your maintenance company works to literally prevent problems before tһey occur. It’s a bit like һaѵing a check up on your car, rather tһan waiting for it to break down. It makes a lot of sense.

The second, and ratһer more seriously unfortunate new service being offered by property maintenance companies today is tenancy clean-ups and /or specialized decontamination clean-ups. Both these services are becoming more and more sought after and particularly if you need your rental property to be tenanted ASAP, you wiӏӏ appreciate the service of your property specialists providing a full cleaning and restoration service to allow you to re-tenant your property with minimum down time.

As the oӏd saying goes, “time is money”, especially if it is your rental property or commercial premises witһ a problem. Look for a company that provides a comprehensive 24-hours a day, 7 days a week, 52 weeks of tһe year service. This means after hours call-outs are included in the contract. You don’t want to be presented with a bill for huge ‘overtime’ costs for a simple plumbing or electrics problem.

A property maintenance company should have a total quality assurance program as to provide you witһ high quality maintenance services aӏӏ day long, the entire 24 hours of it. The best way to make sure you receive that kind of service from your maintenance company install a pay per task program, which is far more motivating than the common pay per hour system.

Your second concern should be inspections and feedback towards the maintenance staff and the maintenance company workers. As such, perform daily or weekly spot checks to keep the employees weӏӏ performing and consistent in tһeir job fulfillment. For a greater impact you can even take pictures and insert tһem in they’re paychecks along with the praises or rantings towards their work.

Make sure you set tight deadlines for even the smallest tasks in your property maintenance schedule. Each task is registered either in a property management software program or in a calendar and pinpointed a time for completion. The payment for that particular task is approved only if the response in given within a certain time from the completion of the task. That will ensure tһat you haѵe tһe most up-to-date view on your property management tasks and progress.
It is important that you get a hold of the maintenance staff for the quickest solving of your problem. Therefore if you notice at 6 o’clock in the morning graffiti painted on the parking lot signs you sһouӏd be able to reach someone to forward tһe task to at 6:01.

Last, but not least, make sure you are working with an honest, ethical property maintenance company. For this respect only your maintenance company should provide you witһ legal advice as to make sure you receive all that you pay for. You can’t expect everything to run smoothly or fall into place from day one, however experienced your property management company is. They need time to learn all your property’s characteristics and to get acquainted with your expectations from them. Keep a close eye on their feedback and progress to make sure that they meet aӏl deadlines and project specifications.

Property Maintenance Jobs For Raising Home Value February 12, 2012 No Comments

Raising the value of your home can depend on a number of factors outside your control. The local economy, crime rates, and a hundred other things for which you have no control over. This doesn’t mean you should feel completely helpless, as there are property maintenance jobs either you or a property maintenance company can do to raise the value of your home.

1) Lawn Care and Gardening

One of the most common is proper lawn care, and gardening. A freshly cut lawn always give a home a more appealing look, as it signals to people, this is a property that is being properly maintained. It’s an easy logical jump to assume if the lawn is being taken care of, then so is everything else.

The next step that isn’t often taken by a lot of people is to plant some flowers, and other plants to enhance the area around their property. There is a common misconception that you need a green thumb to plant flowers, but the truth is you can buy them ready for planting very cheaply.

2) Regular Repainting

Depending on where you live, it’s a good bet the weather will begin to take a toll on your home given enough time. Paint will become discolored or just chip off, and this can leave your home with an ugly marked appearance.

One of the simplest property maintenance jobs around is repainting, and it can be done by anyone. If you’re not comfortable with doing the painting yourself, then hiring someone to do it for you is a cheap and easy solution to that problem.

3) Gutter Cleaning

One of the most annoying, but necessary jobs for keeping your home’s value up is to clean your gutters. Over time things will begin to pile up, and if you’re not careful you could end up with a plugged drain. This might not seem like much of a bother now, but you run the risk of water damage to your roof if the drain is blocked.

Make it a habit to clean your drains every few weeks, or spend a few dollars to pay someone to take care of one of the ickiest, but most necessary property maintenance jobs.

4) Regular Roof Checks

Roof damage isn’t something most people really think about, but it really should be. The potential cost for replacing an entire roof can enter the thousands, but with just a bit of preventative maintenance you can avoid that pitfall completely.

You should make it a habit to check for damage, or any warping once a month. Now there might be a good chance you’re not comfortable walking around on your roof, and in that situation, it’s advisable to spend some money on someone to do it for you.

5) Item Removal

That project car sitting on your lawn that you swear you plan to rebuild someday, might hold sentimental value for you but to everyone else it’s an eyesore. Your property should never be cluttered with broken vehicles, or debris of any kind.

They can rapidly drive down the value of your home, and annoy your neighbors. If push comes to shove, it’s just smarter to pay someone to haul it away.

All of these property maintenance jobs might sound like a lot of work, but the value of doing them or paying someone to do them is indisputable.

Interior Design On A Budget – Where To Begin October 27, 2011 No Comments

The feeling of finally getting the house of your dreams is great, but the last thing you need is the worry of how much more it will cost you to make it perfect. No need to fear though! There are many ways that you can make improvements to your home without breaking the bank. Interior design need not cost the earth if you take these handy hints on board.

Recycle

You might not know it but you are probably surrounded by things you could recycle and use in your mission to redesign your home. Recycling is particularly useful if you are looking to create some low cost art for your new home. In addition, you can also think about using items such as tin cans as flower pots and wine bottle corks to make a bath mat. Yes, these will be kooky additions, but I bet you won’t see many reproductions in the homes of your friends.

Don’t be afraid to get your hands dirty and be creative

Interior design done cheaply will involve a certain degree of dirty work. If you are used to calling the decorators in then you might find this challenging, but you will save a great deal of money if you take on the work yourself. Painting is fairly simple with the right equipment and more tricky tasks like hanging wallpaper can be perfected fairly quickly with a little practice. If you want to get creative then try and get the children involved. They will be happy to get mucky and help to make something new for the home. Plus, it will be nice to have creations by the kids to show guests.

Don’t assume that everything should be new

Yes, it would be fantastic if you could go to any DIY or home furnishing store and pick out all of the new things for your home. However, this will cost you a lot of money and actually most of the time the quality is not that great. Buying second-hand or salvaging old things will not only give your home the fashionable distressed look, but it will also protect your wallet. This method will also allow you to find exactly what you want. For example, you might have a unique colour scheme, so you could buy a second-hand sofa and reupholster it to match your colours.

Less is sometimes more

Take the time to plan what needs doing in your home. You might think that everything needs work, but this is not always the case. It could be that you might need to change a few things in each room, and that these things will make a dramatic impact on the overall look of your property. For example, the dining room might only need the carpet taking up and the wooden floor boards sanding down. Then you could finish off by painting a feature wall in the lounge and then freshening up the magnolia on the other walls.

Shop around

Never buy the first product in the first store. If you are looking for items for your home then go to a few stores and compare prices. This is particularly important when you are buying large items like washing machines, sofas, bedroom furniture and other electrical items.

Friends and family

Friends and family will be vital resources if you are going on an interior design mission. They could be a source of free labour, so if you do need help with any of the work then you should ask them. Most will probably be more than willing to give you a little bit of cheap elbow grease.

The Benefits of Adding a Patio to your Home October 20, 2011 No Comments

Many homes are not built with a patio, leaving it up to the homeowner to install one. Some people don’t see the various benefits of adding a patio to their home. On the outside, patios seem like they are only good for an added feature to the home. However, there are a few good reasons why you should install a patio to your home. Consider these reasons.

They increase the value of your home

Whenever you upgrade your home, you automatically increase the overall value of your home. Patios can greatly increase the value of your home, especially if they are contemporary and professionally installed. The reason is because most homes do not have patios. Patios that are already installed in homes are either low quality or old. To see a nice, professionally installed patio is refreshing for most real estate agents.

They improve the look of your home

Your backyard deserves something that compliments its landscape design. Patios are the perfect complement for any back yard. They instantly improve the overall look of your home. Some patios even give the illusion that your home has more space or features.

Of course, if you are going to install a patio to your home, you need to find a design that fits your home. Not all patio designs will work with a home. Luckily there are enough resources that can show you what patios are the perfect fit for the type of home you have.

Some patios have steep steps that lead up to a platform. Other patios are only a foot off of the ground, giving a dedicated surface for furniture, grills and other outdoor items.

They provide an outdoor experience

If people frequently come over to your house for barbeques, grill outs and football games, you should consider installing a patio. They provide an amazing outdoor experience for your friends and family. Subconsciously, a patio acts as a “home base” for your guests. It carries they stigma that the main area of the party is within the patio. This can help keep your guests organized or have an idea of where they will spend the majority of their time while visiting your house.

Additionally, many people turn their patio into an outdoor kitchen, making the patio a full-fledged utility for many homeowners. Some homeowners purchase portable islands with cabinet space, multiple grills and even flat-screen televisions for their patio.

You and your friends can spend a quiet evening outside, eating great food and watching anything you want; the patio helps amplify that positive experience.

Find a nice patio design for your house. If you are good with your hands, you can build the patio yourself, but there are many professional carpenters that can help you install your dream patio.

Drywall Ceiling Small Repairs October 13, 2011 No Comments

The majority of houses have drywall (sheetrock) installed on the ceiling. In time cracks, holes or sags can appear in the ceiling. It isn’t a pleasant thing for a homeowner to see his ceiling compromised. Fortunately, it is a relatively easy job for you to repair a drywall ceiling, and it is no need to call a professional to do the ceiling repairs.

What do you need?

You need basic skills, tools and the necessary materials.

Utility knife; Putty knife; Drywall saw; Drywall; Drywall compound; Drywall screws; Drywall tape; 2×4’s stud; Hand Sander; Primer; Paint; Paint brushes; Textured roller; Pencil; Level; Fiberglass mesh tape; Power drill

How to repair the Drywall Cracks

1. Thin Drywall Cracks:

Thin drywall cracks are very easy to repair. You only need to fill and spackle the cracks with drywall compound. Then, allow time for compound to dry, sand it and repaint it. The job is done.

2. Severe Drywall Cracks:

In this case the paper, the tape or even drywall is compromised.

  • It is a more difficult operation that involves the removing of the loose paper and gypsum from crack. You can do that utilizing a utility knife or any sharp tool.
  • Using a stud finder try to locate the studs and fasten the drywall with drywall screws. That will help to fix the drywall without the possibility to crack again.

You can fill the crack with 2” wide paper or fiberglass mesh tape.

a)      2” wide paper tape – no need for mud

b)      Fiberglass mesh tape – it sticks on the drywall surface

  • Using drywall mud apply the first coat till you can see the mesh tape;
  • Allow time for mud to dry and sand it;
  • Then, apply the second coat of drywall mud;
  • Allow again time for mud to dry and sand it till the surface is smooth.
  • Next step – Paint the ceiling.

How to Repair Drywall Holes

However, when your ceiling repair involves holes that can be bigger than 2 inches, you will need to replace small pieces of drywall.

  • First of all, using a straight edge and a pencil, draw a square around the ceiling hole.
  • Using a drywall saw, carefully cut out the compromised area. Don’t forget to wear protection goggles and breathe mask.
  • Measure the same square dimensions and with a utility knife cut out a piece from your new drywall.
  • Back this piece with 1×4 lumber piece, using drywall screws. You should know that ceiling drywall is supported by wood framing made by 2×4 studs. For larger holes you need to use wood support, but for small holes you may use only so named “hot patches”.
  • Next step is to apply a thin drywall compound over the joints and screws not before to cover the joints with a fiberglass mesh tape.
  • Allow time for drywall compound to dry and sand it to level.
  • Apply the second coat of drywall compound and let it again to dry.
  • Sand the second coat of compound and repaint it. Try as much is possible to look similar with the surrounding area. If not, maybe is necessary to repaint the entire ceiling.
  • If your ceiling texture is popcorn or another texture you need to use some repair kits to blend the repair with the surrounding ceiling. You can buy these kits from any hardware store, or of course contact us to request a quote.
  • After that you primer and repaint the area and the job will be done.

Preparing Your Kitchen for Redecorating October 3, 2011 No Comments

Redecorating an entire kitchen the way you want it is among the most rewarding of all DIY jobs. It can also be incredibly cost-effective in the sense that paying for a painter/decorator can be expensive and if you put in the time and effort yourself you can achieve some amazing results. Once you’ve achieved perfection in your kitchen decoration you can experience an overwhelming sense of achievement and pride as people compliment your handiwork. Knowing where to start your transformation can be daunting, from ripping out old flooring to replacing kitchen taps if you don’t have a clear plan to follow the DIY overhaul can seem all too overwhelming.

If you’re feeling swamped by challenges then why not try following our fool-proof plan to ensure your handiwork runs smoothly?

Step 1: Assess potential problems

Carry out a thorough survey of the kitchen, considering any structural problems you could encounter and troubleshoot any problems. You then need to compile a checklist of repairs for you to carry out before redecorating the kitchen.

Step 2: Get Ideas Flowing

Decide on your colour scheme and any key features you want in your new kitchen. For example, if there’s any particular kitchen counter surfaces that you want make a note of the model numbers and colours so you can purchase them. This may also be useful when considering furnishings and accessories, try to pick an accent colour to base your table linen and soft furnishings on. You will also need to make a list of tools and materials you’ll need for remodelling your kitchen. This should be done over the process of a few days as there’s always materials and tools you forget when preparing for large renovation projects.

Step 3: Out with the Old

Thoroughly clear the room until there’s minimal objects in the room and only fitted furniture remains. You may need to mask or remove fitted furniture and wall fittings to prevent them from becoming damaged in the redecorating process. If you’re keeping your flooring then cover it up with dust sheets to prevent it being damaged or stained with tools and substances which may cause discolouring or chip the flooring.

Step 4: Strip and Seal

Remove any old decorations by stripping wall and ceiling coverings, a steamer could come in useful at this stage to prevent you from spending hours with a scraper. A steamer can also make some of the tougher layers of wall covering easier to remove – but expect to use a bit of elbow grease! Sand down any woodwork which is due to be repainted to ensure the paint goes on smoothly and use PolyFilla to fill any holes and seal gaps.

Step 5: Rectify Repairs

Refer back to your list of repairs and start to rectify them. Make sure you cut your electrical supply if you need to repair any sockets or light fittings. If performing any of the listed repairs appears too complicated and you fear it could interrupt with the water or electrical supply you should call in a registered plumber or electrician to prevent furthering the problem.

Once you’ve completed all five steps you should be ready to begin the redecorating process. Remember to keep all tools and substances which could cause harm to children and pets stored safely out of harms’ way.

Benefits Of Converting Your Garage Into A Home Office September 16, 2011 No Comments

Choosing to work from home is a great idea if you are setting up a small business especially to help keep costs down until your business can support rent and rates more appropriately. The reason an office is needed for any small business is because you need somewhere to be able to keep your documents, invoices, costs, business contacts and also to make customer phone calls or sales calls from.

If you have the luxury of a spare room in your home then this is most likely the best place to have your small office and study, however if all the rooms in your home are full like most peoples are, then a garage conversion could be the ideal solution for you.

The one disadvantage is that you may need to park your car on the drive but for many people this is no hassle especially when they receive the benefits of having their own office just meters away from their front door. Moreover many garages are not even used to store cars but are used as a storage area full of boxes of old clothing and junk.

Outlined below are a few of the very effective benefits a garage to office conversion can have.

Financial Value

By converting your garage into an office it will add value to your property for providing potential home owners with additional space and a separate place for them to work and study in. Also if they want to change it back into a garage in the future this process is a relatively simple one as a garage in its simplest form is just an empty space under a roof.

Home Improvement

You will want to make sure that you hire a professional building company or tradesman that adheres to all the latest workplace health and safety rules to make sure the conversion is a professionally completed job. Furthermore it is a good idea to have them conduct both fire risk assessments and also have a professional electrician make sure all the wiring is done correctly and to standard regulations. Remember this is a home improvement and so you want the job to be completed to a very high standard as you are going to be the one using it on a daily basis.

Additional Space

As stated above having a home office in your garage gives you much needed additional space for your work things such as files, folders and work related invoices. All documents for small businesses are very important and so they really need to be in a place where children and pets can not get to them.

Utilising your garage as a home office also allows you to escape from the distractions of the house such as kids and daily house chores. To work for yourself means you need to be able to focus at work and this is very hard to do on the kitchen table or in the living room, so the additional space of your own office will really help you work more effectively.

Conclusion

Converting your garage into an office has many additional benefits to both your house value and to your ability to work effectively. If you are not utilising your garage on a daily basis then it really is worth considering a garage to office conversion as it is just idle space.  Proserv (Scotland) Ltd can help with all aspects of garage conversions, from building and planning regulations, to the finishing touches.
